It all comes down to competition. Yes, there are more buyers on the market during spring and summer, but there are also many more sellers. Because of that, the difference in the number of sales versus the number of homes on the market is basically the same whether it’s June or January.

Thanks for joining us once again. Today we are going to answer the often-asked question, "When is the best time to sell my home in Austin?"

Here's the  answer I've come up with: the best time is whenever is best for you. There are advantages and disadvantages to buying and selling at every point in the year. It's all about timing things right and going in with a proven strategy.

In the summer, it's true that the market is more active and there are many buyers, but there are also many sellers, and the market is more competitive than at any other point in the year. In the winter months, there are fewer buyers, but also less inventory for you to compete against. The ratio of buyers and inventory is about the same in both cases.

One important thing to always consider is your current competition on the market. If there is too much at one time, you might want to wait a little while to list. If you want to sell now, but not move until the summer, we can make that happen. It's pretty common to close a home in March or April, and negotiate a lease back for a few months, because most buyers don't want to move in until then anyways.
